Eiffel Property is a property developer offering residential developments in the west coast of Mauritius, catering to local buyers and qualifying international purchasers under the Property Development Scheme (PDS).

Residential property development in Mauritius spans a broad range of products — from affordable apartments in the central plateau to mid-range villas near the coast. Demand from the expatriate community has grown steadily as Mauritius has established itself as a leading relocation destination for Europeans, South Africans, and Indian Ocean diaspora.

Foreign nationals can purchase freehold property in Mauritius through the Property Development Scheme (PDS) and Invest Hotel Scheme (IHS). Purchases above USD 375,000 in an approved PDS scheme grant the buyer and their dependants a Mauritian residence permit. Below this threshold, foreign nationals may purchase property in approved schemes but do not automatically qualify for residency.

The purchase process in Mauritius involves signing a Deed of Sale before a notary, paying land registration duty (5% for Mauritians; 10% for foreigners on non-PDS property), and registering the title with the Conservator of Mortgages. PDS transactions have a lower registration duty rate. Buyers are strongly advised to appoint a local notary or lawyer.

Property prices in Mauritius vary widely: coastal apartments range from MUR 5–15M; villas from MUR 15–50M+; luxury PDS properties from USD 375,000 upward. Central plateau properties offer the best value per square metre.
