What are the best areas to live in Mauritius for expats?

By Mauritius Life Editorial2 June 20262 min read

Grand Baie, Tamarin, and Flic en Flac are the three most popular areas for English-speaking expats, each with a distinct atmosphere and price point.

Overview

Mauritius is small enough that most areas are within 45 minutes of the airport and the business district of Ebène, so personal preference, budget, and lifestyle drive the choice of neighbourhood more than proximity.

Grand Baie — North

Grand Baie is the most cosmopolitan area on the island. It has the largest concentration of international restaurants, supermarkets, and English-speaking services. The Super U hypermarket and the Grand Baie La Croisette mall make day-to-day living convenient. Rental prices are higher here than elsewhere: a three-bedroom villa typically costs MUR 60,000–100,000 per month. The area is best for families and for those who prioritise convenience over a quieter pace.

Tamarin — West

Tamarin is favoured by the surfing and outdoor community. It has grown significantly over the past decade and now has a permanent expat community of several hundred families. The Black River market, several supermarkets, and a range of international schools within easy reach make it practical for families. Rents are 15–25% lower than Grand Baie for equivalent properties. The west coast beaches at La Preneuse and Tamarin Bay are some of the best on the island.

Flic en Flac — West

Just north of Tamarin, Flic en Flac has a long, wide beach, a relaxed village feel, and strong infrastructure. It is particularly popular with South African and Réunionnais expats. Rents are moderate and there are many purpose-built expat complexes with pools and security.

Beau Bassin / Rose Hill — Central

For those working in Ebène or Port Louis, the central plateau towns offer shorter commutes and significantly lower rents. Less of an expat scene, but good local amenities and very good value.

Other areas

Pereybère (just north of Grand Baie) is quieter and slightly cheaper. Moka is popular with families for its newer infrastructure and proximity to Lycée Labourdonnais international school.
